Did you know that if your tenant abandons your rental premises, the Residential Tenancies Act Section 31(2) states "A landlord who believes on reasonable grounds that abandoned goods have a total market value of less than the prescribed amount may dispose of the goods." The prescribed amount in Alberta is $2000.00. It is always best to inventory and photograph all the abandoned goods in the event your tenant shows up in the future and claims to have left behind something valuable.
Did you know that in Alberta, the landlord must provide a written inspection report to the tenant within ten days of their occupancy? Without this report, the landlord might not be able to collect for damages at the end of the tenancy. An additional report must also be completed at the end of the tenancy.
Did you know that as a residential tenant in a month-to-month rental, your landlord must give you 3 months notice to terminate the tenancy? Also, if the lease has expired and the landlord allows the tenant to pay rent and stay past the time specified in the lease contract, the tenancy defaults to a month-to-month tenancy.
For residential tenants with a lease, the security deposit earns :
a) the annual rate of interest is calculated at 3% below the rate of interest that is in effect on November 1 of the previous year for cashable one-year guaranteed investment certificates held or offered by Alberta Treasury Branches Financial. The current 2024 effective rate is 3.8%.
Did you know that according to the Residential Tenancy Act of Alberta, a landlord cannot ask for more than one month's rent as a damage deposit.
